“Most prominent luxury housing markets witnessed double-digit growth in rentals in the last two years,” Anarock Chairman Anuj Puri stated.

“Pre-COVID, average 2-year luxury rental increases at a given time were largely single-digit, between 5-7 per cent,” he added.

Puri stated tenant choice has tilted in the direction of large-size properties after the second wave of the pandemic.

As per the information, the typical month-to-month leases in JP Nagar, Bengaluru rose by 13 per cent to ₹52,000 per condo of two,000 sq. ft space in 2022 as towards ₹46,000 in 2020. Capital worth elevated 9 per cent to ₹6,200 per sq. ft.

At Rajaji Nagar in Bengaluru, the typical month-to-month hire rose by 16 per cent to ₹65,000 for two,000 sq. ft space from ₹56,000 in 2020. The capital worth grew 5 per cent to ₹13,900 per sq. ft.

In Chennai, common month-to-month hire in Anna Nagar rose 13 per cent to ₹63,000 for two,000 sq. ft luxurious flat from ₹56,000. Capital costs elevated by 5 per cent to ₹11,850 per sq. ft from ₹11,300 per sq. ft.

Similarly, in Kotturpuram, the typical month-to-month hire rose by 14 per cent to ₹84,000 for two,000 sq. ft flat from ₹74,000 in 2020. Capital costs rose by 4 per cent to ₹14,000 per sq. ft.

Average month-to-month hire within the luxurious residential hotspot Jubilee Hills, Hyderabad rose 15 per cent to ₹62,000 for two,000 sq. ft flat in 2022. Capital worth appreciated 6 per cent to ₹7,400 from ₹6,950 per sq. ft.

HITECH City in Hyderabad noticed a mean month-to-month hire enhance of 11 per cent to ₹59,000 for two,000 sq. ft every condo. Increase in capital costs was 7 per cent to ₹6,100 per sq. ft.

In Kolkata, the typical hire in Alipore rose 8 per cent to ₹65,000 for two,000 sq. ft condo in 2022 towards ₹60,000 per thirty days in 2020. The capital costs elevated by 4 per cent to ₹13,500 per sq. ft.

At Ballygunge, common month-to-month hire rose 10 per cent to ₹97,000 for two,000 sq. ft space from ₹88,000, whereas the capital costs had been up by 3 per cent to ₹11,700 from ₹11,350 per sq. ft.

In MMR, the typical month-to-month hire in Tardeo rose 15 per cent to ₹3.1 lakh for two,000 sq. ft space from ₹2.7 lakh. The capital costs elevated by solely 3 per cent to ₹43,000 from ₹41,862 per sq. ft in 2020.

In Worli, common leases elevated 18 per cent to ₹2.35 lakh per thirty days for two,000 sq. ft flat from ₹2 lakh per thirty days in 2020. Capital values noticed a mere 2 per cent rise to ₹39,350 per sq. ft from ₹38,560..

In Pune, common month-to-month hire in Koregaon Park rose 14 per cent to ₹68,000 for two,000 sq. ft flat from ₹59,500 per thirty days in 2020. The capital costs elevated by 4 per cent to ₹11,600 per sq. ft.

At Prabhat Road in Pune, common month-to-month hire rose by 8 per cent to ₹69,000 for two,000 sq. ft flat. Capital costs rose by simply 3 per cent to ₹12,900 per sq. ft.
